The building regulations concerning on Főnix Industrial Park Ajka is governed by 11/2001 (VII.2.) municipality’s regulation of Municipality of Ajka about building regulations (applicable from 24.05.2016.) called Local Building Regulation.

Commercial, service economic area

10. §.

/1/ Commercial, service economic area is an area-use unit regulated by “Gksz” sign on Management Plans.

/2/ Buildings under the National Town-planning and Building Requirements can be placed in commercial, service economic area.

/3/ There are the following conditions for building placement in the zones of area-use units:

/4/ New building can be built at least 10 m away from the street property line in the peripheries of the commercial, service economic area.

/5/ It is compulsory to plant alley and hedge along the property lines according to minimum proportion of green areas.

/6/ New building can be built at least 15 m away from the property lines in the territory of the Industrial Park.

/7/ The following regulations should be applied taking into account the paragraphs (1), (2) and (5) in the building zone signed Gksz* marked on the Management Plans A-1:

a) the area of the formed building side is 5000 m2,

b) the degree of integration is 35%

c) the building-height is at maximum 12.5 m

d) the mode of building is free-standing

e) the proportion of green areas is at least 20%

f) buildings under the paragraph (2) can only be built inside the demarcated building area marked on the plan in the building zone

g) one, up to 15 m high advertising column can be placed in the building site which is promoting the buildings built on the site.

/8/ Occupancy permission for the buildings built on the economic areas can only be issued if the road providing traffic service is built up based on a traffic control approval.
